Wallingford Private Residence
Seattle, WA
Built 1911
Although the interior window surfaces were largely free of paint, the exteriors had been painted at an unknown date. Given the building's age and the potential presence of lead-based paint, appropriate safety precautions were taken throughout the project.
Most of the original sash cords had broken over time, preventing the windows from operating properly. Fortunately, the windows retained their original sash-weight pocket covers, allowing straightforward access to the counterweights.
The homeowners elected to restore only the lower sashes rather than reinstate the full double-hung operation. Working within that scope, I disassembled the windows, lightly sanded the friction surfaces, replaced the sash cords, and carefully reassembled each unit.
All five windows were repaired in just nine hours, restoring smooth operation to the lower sashes while preserving the home's original woodwork and historic character.
