Queen Anne Apartment Building
Seattle, WA
Built 1909
This historic Queen Anne apartment building, constructed in 1909, had five original wood windows requiring repair and restoration.
Given the building's age and the potential presence of lead-based paint, I took appropriate precautions to contain and manage paint chips and dust throughout the project.
During my initial evaluation, I discovered that the windows were double-hung, although the upper sashes had been painted shut. The original parting beads were also heavily coated with paint and required replacement.
I removed the accumulated paint from the friction surfaces, performed light sanding where necessary, and fabricated new access covers for the sash-weight pockets, which had been omitted during the original installation.
The accompanying video demonstrates the completed restoration, showing the replacement parting beads and the smooth, independent operation of both upper and lower sashes.
All five windows were restored in just three days, returning these century-old windows to proper working condition while preserving their original character.
